A life scenario that relies on topography, not the city.

Ünsal Residence & Living was designed as a concept project in 2021 by Korucuoğlu Architecture for the Ünsal Group on a 72,000 m² site in the Etimesgut district of Ankara. The project is planned as a mixed-use residential complex, encompassing residential, commercial, and social functions.

The building's spatial layout was designed to integrate with the natural slope of the site, transforming this slope into an advantage in terms of both the staggered masses and the user experience. The two main blocks are shaped by horizontal terraces layered parallel to the topography, each floor becoming a virtual garden level. This allows for the use of green space not only on the ground floor but throughout the building.

Commercial spaces and open social courtyards located at ground level create a permeable urban façade that encourages public use. Thanks to the layered design, the upper residential areas dominate the view while providing privacy by separating them from the lower levels. This separation is supported by the fluidity of horizontal and vertical circulation.

The façade material language creates a balanced contrast with natural stone-like surfaces, warm wood textures, and reflective glass. At the same time, the façade characteristics of the volumes belonging to different functions are differentiated through these material transitions. Commercial volumes are designed with a more permeable and transparent language, while residential volumes are designed with a more controlled and rhythmic façade language.

Ünsal Residence & Living presents an architectural scenario that lives in harmony with nature and the land, rather than relying on it. As an alternative to the concept of urban density, it proposes a building language integrated with nature, expanding horizontally, and encouraging social interaction. It redefines the dynamics of modern urban life on a human scale.
